The important things that a tenant for residential property in Singapore should be aware of would include, and not limited to the following:
Rental budget
Be aware of how much you are prepared to pay to rent the residential property. Be aware that the price you are prepared to pay should include the utilities, conservancy charges, maintenance charges, etc
Tenancy Agreement (TA)
Ne aware of the TA which is your legal and binding contract for renting the place. Be aware of the terms and conditions of rental and make sure that you get the deal which you are comfortable with.
Maintenance and Repairs
Be aware that the maintenance and repair clause in the TA is fair and reasonable. Factor that into your total rental cost.
Relationship with the landlord
Be aware that the relationship with the landlord is important though not necessarily to your advantage. Consider going through an estate agent who might be in a better place to look after your interests. At least to assist you when help is needed.
Insurance matters
Be aware if there is a need to purchase an insurance policy to protect yourself damages to the landlord’s premises. Your estate agent may be able to advice you.
Use of the premises
Be aware of the terms and conditions of your TA concerning the use of the premises. Any violation on the terms could get you into trouble including the cessation of the rental agreement.
Clause on early termination of the TA
Be aware of the clause concerning early termination of the TA which typically would allow you to terminate the TA for special reasons under special circumstances which could include the cancellation of your stay in Singapore if you are a non-Singaporean.
